Asphalt Repair and Patching

Protecting and maintaining the integrity of your pavement basically boils down to proper asphalt maintenance over time.   If the asphalt is neglected and not maintained properly it will experience a breach in the pavement surfaces, resulting in a need for immediate more costly repair.   We do perform spot patching as a temporary solution for pesky potholes, but ultimately at some point, we will need to come in and properly fix and repair the pavement surface and get the pavement under a proper maintenance schedule.

Do you have a need for commercial or city utility work?  We are experts when it comes to street cuts for utility work.  Our crews do the saw cutting, removal and disposal all as a service to repair neglected asphalt surfaces.   Saw cuts may seem like a costly repair, however, in the long run, the results you get with this type of asphalt repair provide a significant amount of savings rather than a total redo of the entire surface.

Tar and Chip Contractors Arlington, Texas

A Tar and Chip driveway, roadway, or parking lot is not only very economical but also a perfect alternative to hot mix asphalt blacktop or concrete.  This paving method has been used for hundreds of years and is very durable in all types of climates.   The tar & chip paving method consists of a combination of hot tar and small gravel to create a textured durable hard surface.  Unlike asphalt paving material which is premixed at an asphalt factory, tar and chip are applied separately and mixed right there on the job site.

Tar and chip paving, also known as chip seal paving will not only make the appearance of your property beautiful, but it will also add to your property’s value.  Tar and chip paving is unique in the fact that you have the option of choosing the color of stones and gravel used in the process resulting in your driveway or parking lot being the exact color you want it to be.   There are many different types of gravel you can select and all will result in a great driveway, parking area, or roadway.  The lower cost in the price for this method and the ability to choose the gravel color makes tar and chip a much more desirable option for many folks as they can match their driveway to the exterior of their homes or other features of their landscaping.
The tar and chip paving method has many other names.  You may see this paving method referred to as:
  • Texas Tar and Chip
  • Tar and Chip Paving
  • Tar and Chip Seal
  • Chip Seal Paving
  • Spray Seal
  • Shoot and Chip
  • Chip and Seal
  • Chip n Seal
  • Chipseal
No matter what you call this method of paving it is very attractive, easily maintainable, very durable, and comes at a great price and is considerably less expensive than other paving methods.

Benefits of a Tar and Chip Driveway
There are many good reasons why you may want to consider a tar and chip driveway for your business or home.

The benefits include:
  1. Chip and Seal driveways are a fairly reasonable cost
  2. The tiny loose stones on top of this type of a driveway provide good traction
  3. Beautiful appearance and you can pick the type and color of stones to use for the project
  4. Small oil leaks and other types of stains can quickly and easily be covered up by the loose gravel
  5. The surface is very durable  and will last longer than a blacktop driveway
  6. You do not have to seal this type of driveway, so maintenance is very easy

We do offer multiple types of driveway paving, so be sure to contact us to discuss all the options that are available to you for your specific driveway projects.  Once you contact us we will be able to discuss all driveway cost options too.

Tar and Chip Installation
We have the best paving equipment in the industry, and we take pride in our work.  The installation process of a new tar and chip driveway by our professionals is as follows:
  • A gravel base is installed
  • Hot liquid asphalt (tar, hot tar) is applied and spread out over the top of the gravel base
  • Small colorful gravel stones are next spread out on top of the hot sticky asphalt tar and become embedded in the tar
  • The gravel is then rolled firmly into the hot tar.  During this process, some of the gravel stays loose on top

We are your tar and chip paving contractors servicing Irving, and the entire North Texas area.   We service the entire state of Texas and would love to provide you with a FREE estimate for your current job.   There is no job too large or too small for us to handle.

Asphalt Sealcoating Service Arlington, TX

Applying a seal coat to your asphalt pavement provides a top-coat protective barrier and is a critical part of your asphalt maintenance program.  If you fail to apply a sealcoat to your asphalt pavement, it will naturally deteriorate quickly due to exposure to sun, wind, and water.  Sealcoating is a no brainer and you will want to protect your investment with proper maintenance and care.  A sealcoat on top of your asphalt pavement is basically a waterproof membrane that not only slows down the oxidation process but also prevents water from entering and compromising the base material over time.

Another benefit of adding a sealcoat barrier is that it helps to increase the surface friction by increasing the pavement texture.  This is great for added traction and the ability for vehicles to stop faster.  Without a sealcoat, the top layer of the asphalt can wear down and become smooth and slick making it harder for vehicles to stop quickly when necessary.
Applying a parking lot sealcoat is not a once and done type of project.  You must have a professional apply a seal coating on a regular basis to prevent deterioration of the pavement.  On average a paved surface should be sealed at a minimum of every 2-3 years to provide you with the best protection for your investment.  Hiring a professional paving company is your best option for making sure the sealcoating is applied correctly, and we are ready to sealcoat your asphalt today.
Another great thing about applying a fresh seal-coat is it will make your paved surface look new again and is a great facelift to maintain a nice appearance at a very affordable price.   So not only are you protecting your investment, but you are maintaining beauty at the same time making your property look spectacular.

Sealcoating Surface Preparation
Prior to starting the seal coating process fully prepare the asphalt surface to get it ready for the best adhering results.  As with any project, preparation is key in order to receive the best results possible, and sometimes the preparation stage can take longer than the actual application phase.  The actual preparation will include the following, and depending on the current state of the area to receive the sealcoat this may take some time to complete.

  • Remove all loose dirt particles from the pavement.  This can be done with a power sweeper or power blower
  • Remove all weeds or other vegetation that may be growing in cracks of the pavement
  • Remove all oil stains, grease stains and any other fluids that may have leaked out from vehicles.  These will be removed by torching, scraping, and scaring the area to allow for the best adhesion of the sealcoat.   On heavily soiled areas, we will also apply a poly-oil seal treatment, followed by sand blotting.  Depending on how extreme these stains are, these removal efforts may still result in sealcoat peeling.  We will advise you in extreme conditions like this so you are fully aware.

Protective coverings of duct tape and building paper will be placed on all manhole covers, drains, utility covers, monuments, statues and any other objects that could be affected by the seal coating process.

Asphalt Milling Arlington, TX

Asphalt milling (Also known as pavement milling, cold planing, or profiling) is the process of recycling pavement by removing a portion of the paved surface to level and smooth the surface to a specified profile level.  The milling process is used to correct and restore the pavement to its original grade and makes the surface ready for the asphalt resurfacing.

Will asphalt milling be the best option for my existing parking lot?
If your parking lot has a good base foundation, but you have some issues with the surface area, we can mill your parking lot without having to do a major demolition, resulting in a more economical way to resurface your parking lot. We will be glad to evaluate your parking area to see if asphalt milling is right for you.
What issues can pavement milling repair?
  • Uneven Asphalt Surface – If you notice uneven surfaces, this can cause extra wear on vehicles that drive on the area.
  • Rutting – Rutting occurs when there are depression spots in the pavement that run in one specific direction for a decent length.
  • Cracking – Cracking can be caused by many different circumstances, and also there many different types of cracks that may occur in your asphalt.
  • Alligator Cracks
  • Longitudinal Cracking
  • Transverse Cracking
  • Block Cracking
  • Reflection Cracks
  • Slippage Cracks
  • Edge Cracking
  • Raveling – This type of damage occurs when the asphalt surface becomes loose and separated.  It is like you are driving on a layer of loose pebbles.
  • Bleeding – Asphalt bleeding occurs as a result of the asphalt binder seeping through the surface of the road.
  • Damage – Literal damage can occur to the asphalt due to vehicle accidents, fires, or any other type of event that could leave a gash mark in the asphalt.

The milling process generates recycled asphalt pavement (RAP).
Benefits of Asphalt Milling:
  • Cost-Effective – The process of asphalt milling is very efficient and can save you a substantial amount of money compared to conventional asphalt removal, which can be very labor-intensive.
  • Efficient – During the asphalt milling process, as the aggregate is removed from the surface of the road, parking lot, or driveway, it is simultaneously loaded onto removal trucks.  This process keeps the entire job site clean and free of debris making the construction process go quickly.   This process can also be done in sections so that the flow of traffic or regular business operations are not impacted.
  • Improved Finish – The process of grinding the old asphalt, results in a clean, uniform, and smooth surface which is perfect for the new surface to adhere to once applied.
  • Sustainable – The asphalt milling process can be repeated over and over on the same surface when necessary.  The excavated asphalt material is fully recyclable and the aggregate in the new pavement or sent to an asphalt recycling plant.
